What Makes a Home a Good Value

A good value isn't just a low price — it's a strong home for what you pay. HousRank's value score is the single heaviest factor in the composite, and the best-value lists rank homes by how much score they deliver per dollar.

Value is the heaviest single factor

The value score carries 25% of the composite — more than any other category. It captures how a home's estimated worth compares to what you'd actually pay for it. A home priced well below what its size, condition, and location would suggest scores high on value; one priced at a premium for what you get scores lower.

Because value is weighted most heavily, it's often the difference-maker between two otherwise similar listings on a city leaderboard.

The best-value ratio

Beyond the value score itself, HousRank publishes a Best Value list on each city, state, and neighborhood leaderboard. It ranks homes by how much overall HousRank score they deliver per dollar — specifically, the composite score divided by the price in hundred-thousand-dollar units.

This rewards homes that score well overall without an outsized price tag. A 90-scoring home at a modest price can out-rank a 95-scoring home that costs far more, because you're getting more quality for each dollar. It's the cleanest way to spot strong homes that aren't the most expensive on the block.

Value versus affordability

Value and affordability are related but distinct. Value asks whether a home is worth its price; affordability asks whether the price is attainable in the first place. A luxury home can be excellent value (priced fairly for what it is) while still being unaffordable to most buyers. HousRank scores them separately so you can weigh both.

Frequently asked questions

Does a good value just mean a cheap home?

No. A cheap home in poor condition or a weak location can be poor value, while a higher-priced home can be excellent value if it's strong for the money. The value score compares estimated worth to price rather than looking at price alone.

How do I find the best-value homes in an area?

Open any city, state, or neighborhood ranking and look at the Best Value list. It ranks homes by HousRank score per dollar, surfacing strong homes that aren't necessarily the most expensive.

Is the estimated value an appraisal?

No. The estimated value is an informational figure used to compute the score. It is not an appraisal and should not be used for lending or financial decisions.
